Sun City Lawn Care
The only community we serve — same-week starts, HOA-ready results, every single visit.
Sun City isn't one of five or six cities on our route — it's the only one. That's on purpose. A 5,300-acre, 55-and-over community with its own design guidelines, its own HOA standards, and its own turf rules deserves a crew that knows every one of them cold, not a company splitting attention across half of Central Texas.
That focus shows up in the details: we know which grasses the HOA actually allows here, which neighborhoods already have HOA-provided landscaping (so we're not wasting your time), and what the Community Association's design guidelines require before a job is considered done.

What Sun City Lawns Are Up Against
Only three grasses are HOA-approved
Sun City's Design Guidelines allow hybrid Bermuda, hybrid Zoysia, and hybrid Buffalo — St. Augustine, the usual Central Texas shade answer, isn't on the list. We work with the approved grasses, not against the rulebook.
Thin clay over limestone
Sun City's soil is shallow clay sitting on limestone bedrock — it compacts fast and drains fast. Core aeration in late spring or early summer keeps water and nutrients actually reaching the roots instead of running off.
Watering rules with real teeth
Georgetown Utility Systems caps you to one or two assigned days a week, address-based, never 9am–7pm. Cycle-and-soak watering — short pulses instead of one long soak — gets more of that limited water into clay soil before it runs off.
Timing matters
Getting the Timing Right in Sun City
Spring: wake it up right
Pre-emergent goes down before soil temps say "germinate," and Bermuda's dormant-season scalp happens before green-up starts, not after.
Aerate in the growth surge
Core aeration lands in late spring to early summer here, when the lawn can close the holes in days — aerating dormant turf on clay-over-limestone just stresses it.
Summer is the season that shows
This is peak growth: consistent weekly cuts at the right height are what separate a dense, dark lawn from a tired one by August.
Fall: bank the density
The last feedings of the year decide how thick the lawn goes dormant — and thickness now is weed control all winter.
Real standards, not generic "HOA-ready" talk
Does SunLawn Meet Sun City's HOA Standards?
Sun City's Community Association design guidelines are specific. Here's how every visit is built around them.
No bare spots
Guidelines require turf, beds, or groundcover — not bare dirt — across 50–70% of every lot. We keep coverage consistent, not patchy.
Approved grasses only
Hybrid Bermuda, hybrid Zoysia, or hybrid Buffalo — we treat and maintain to what the HOA actually allows, not a generic Central Texas playbook.
No prohibited materials
Rubber mulch and bright reflective rock are barred by the design guidelines. We don't use them, and we'll flag it if we spot them on your property.
Proof of insurance on request
Sun City operators are routinely asked for it — licensed and insured, and we'll provide documentation without the runaround.
